With its four bedrooms, two bathrooms, two sitting rooms and extensive grounds Hill House provides ideal self catering cottage accommodation for family holidays on the Gower peninsula. Many of our visitors are large family groups and the combination of a ground floor bedroom with adjacent bathroom facilities makes it ideal for those grandparents that have limited mobility. Located in the quiet village of Llanrhidian, with estuary views across open fields and salt marsh, it provides a tranquil retreat. Just relax and enjoy the views and garden, stroll along the many footpaths or visit the nearby beaches (just a few minutes away by car).

It goes without saying that self catering accommodation must have a kitchen. The kitchen at Hill house is a large, fully equipped farmhouse style kitchen with tiled floor and view of the terrace and rear lawn. Electric cooker , microwave oven, washing machine, dishwasher, fridge (8cu.ft.) / freezer (3.2 cu.ft.), toaster, kettle and radio / CD player. There is a breakfast table with settle and four chairs. This table and the one in the dining room can be brought together to accommodate up to ten to 12 adults and children.

The dining area is incorporated into the kitchen with a view of Nether Mill, the mill pond and the estuary to the north. The pine dining suite consists of a six seater table, chairs, bench and Welsh dresser. The entrance hallway forms part of the dining area and there is a large display rack with local tourist information leaflets, booklets and magazines. The dining table and breakfast tables can be brought together to accommodate up to ten to 12 adults and children.

The main sitting room has a tiled floor, open log fire and large oriental rug. There is a large flat screen LCD Free View Television, DVD player, VCR and a small collection of dvds and videos. The TV is not a smart TV but it does have HDMI inputs. There is a three to four-seater settle, three armchairs and a footstool. The stairs to the first floor are located in the sitting room adjacent to the kitchen and porch doorways. The porch contains the electricity fuse box, LPG combi boiler and gives access to the terrace and back lawn. The thermostat for the central heating is located at the foot of the stairs and the combination boiler provides hot water on demand.

The second sitting room has a fitted carpet, three to four seater settee, two to three sitter settee, armchair, footstool and rocking chair. There is a flat screen LCD Freeview television and collection of books (fiction and reference). The TV is not a smart TV but it does have an HDMI input. The window is north facing with a view of Nether Mill, the mill pond and the estuary. There are access doorways to the dining area and main sitting room.

The downstairs twin bedroom has a double aspect overlooking the terrace and garden to the south and estuary views to the west. Patio door to garden and access to downstairs shower room and kitchen. Pine bedroom furniture and two standard size single beds.
This room with the adjacent shower room and WC is particularly favoured by those individuals with mobility issues who find climbing the stairs difficult.

The self catering cottage accommodation at hill house is augmented with a large and extensive garden. The plot is approximately 2500 square metres in area (0.5 Acres).The gravel drive has a 12 foot gateway and there are pedestrian gates leading onto the lane at the front and rear of the House. All three gates can be securely closed to prevent children and pets from straying off the property.
The lane runs along the boundary on the East and South of the plot carries a small amount of traffic to a few other residential properties and some agricultural land beyond. The lane carries one of the many footpaths that cross through the village and it also forms part of the Gower section of the Wales Coast Path. A fence forms the boundary to the North and West and separates the property from the adjacent fields that are normally used to graze sheep and cattle.
The gravel driveway has an area of approximately 210 square meters and it provides level access to the house from the side.There is ample off road parking for several cars and there is enough space to accommodate a luggage trailer and/or small boat trailer. From the front lawn access to the house is via a flight of two steps. There is an outside tap and hosepipe for washing muddy walking boots, wetsuits, surf boards, cars, etc., or filling children’s paddling pools.
Large mahogany dining table with seating for eight. An additional garden furniture set that can seat 6 is also available and the retaining wall that separates the terrace from the lawn can be used for food preparation area or seating.Free standing charcoal barbecueOne set of three steps gives access to the rear lawn. A second set of two steps gives access to the side lawn that can also be reached via level access from the drive. From the terrace there are magnificent estuary views to the west and it’s the ideal spot for watching the spectacular Gower sunsets.
There are several apple and nut trees in the hedges and you can help yourselves when the fruit is in season. The lawn, with an area of approximately 540 square metres ( 1/8 acre), is ideal for ball and racquet games.
The Gower peninsula is not just a summer holiday destination as it’s diversity attracts visitors all year round. Hill House, with full oil fired central heating and ‘A’ rated double glazing is a cosy haven when returning from bracing walks along the beaches, or other outdoor activities, during the autumn and winter months. Many visitors enjoy relaxing in the warm glow from the open fire in the main sitting room during the dark winter evenings, especially at Christmas time.
